1. Subject
These General Terms and Conditions of Sale (GTC) govern the terms and conditions of booking and stay at the property, in compliance with Italian law (Legislative Decree 206/2005 – Consumer Code) and European consumer protection directives (EU Directive 2011/83 and EU Regulation 2018/302).
2. Bookings and Payments A booking is considered confirmed only after the payment of the deposit or full amount, depending on the selected rate. Payments can be made via bank transfer, credit card, or other methods specified at the time of booking. The balance (if due) must be paid within the time frame specified in the booking confirmation.
3. Cancellation and Refund Policies
Cancellations are governed according to the selected rate:
Flexible Rate: allows for modification of booking dates up to 30 days before check-in, subject to availability. No refund is provided in case of cancellation.
Refundable Rate: allows free cancellation up to 45 days before check-in. After this period, the following penalties apply:
- From 45 days before check-in: 30% penalty.
- From 30 days before check-in: 50% penalty.
- From 15 days before check-in: 100% penalty.
Insured Rate: allows free cancellation at any time, provided a documented reason (e.g., injury, health issues, or other valid circumstances). The cost of this rate is increased by 6% compared to the standard rate.
Weekly Rate: for stays of at least 7 nights, a 10% discount is applied to the total. Cancellation conditions follow those of the Flexible Rate.
4. Check-in and Check-out
Check-in is available from the time indicated in the booking confirmation. Check-out must occur by the specified time unless other arrangements have been made with the property. Late check-out may incur additional fees.
5. Guest Obligations
Guests agree to comply with the property’s rules and not to cause damage to the furnishings or common areas. Any damages caused will be charged to the guest based on the cost of restoration. The property is not responsible for lost items or thefts during the stay.
6. Modifications or Cancellations by the Property
In cases of force majeure (natural events, health emergencies, structural failures), the property reserves the right to modify or cancel the booking. If the stay is no longer feasible, alternative solutions or a full refund of the amount paid will be offered.
7. Protection of Personal Data
The data provided by guests will be processed in accordance with EU Regulation 2016/679 (GDPR) and used exclusively for purposes related to the booking and stay. Guests have the right to access, correct, and delete their personal data upon written request to the property.
8. Competent Court and Dispute Resolution
In case of disputes related to the stay, the parties agree to attempt an amicable resolution. If this is not possible, the competent court will be that of the location where the property is situated. The guest has the right to use the EU Commission’s Online Dispute Resolution (ODR) platform for extrajudicial dispute resolution.
